When Pat Walker put down the blueprints to build her dream family home, she knew she wanted to create something special and something unique. And what she built exists today as the hugely impressive Charlesworth, in Kirkella.
It was actually the second home she had built with her husband (the first was in Cottingham) and the product of more than a year’s hard work.
The result is everything a medium-sized family would want.
Standing out despite standing back on West Ella Road, it is undoubtedly one of the finest modern houses anywhere in East Yorkshire.
The home offers accommodation stretching over 7,000 sq ft and a garden covering one-and-a-half acres. Looking at it from any angle is nothing short of a delight.
“We built this as a family home and that’s exactly what it proved to be,” said Pat, who has just seen work finish on her third home, in neighbouring Westella, to which she has decided to move and downsize.
But Charlesworth will always hold special memories. “It’s a wonderfully warm home because we designed it so that – despite its size – it would never feel too big. Everything comes back to the middle and that brings the home, and the people who live in it, closer together.”
Charlesworth, currently on the market for £1,750,000, was designed so that every room in the house returns to the central hallway. Entering through one of the two electric gates into a paved, circular driveway, it looks impressive. But it is not until you are inside that you realise the thought and care that was taken over the design.
Built 11 years ago, the central hallway is circular in shape and has a marble floor. To the right is what Pat describes as the “den” but, at differing times during her family’s stay, it has performed the role of living room, snooker room and snug.
It is fully-furnished and ready for any potential buyer, with a reclining leather chair, two leather sofas and small dining area. “I’ve gone for a totally new look in my new home,” said Pat. “I’ve got ultra modern and ultra chic so much of this furniture is included in the home and it is all negotiable.
“The den is where my family spent most of our time and it is where we relaxed, most often in an evening.”

Exits from the den take you not only to the hallway, but also to a south facing, spacious, conservatory, overlooking the lawn.
The conservatory itself is cooled during summer with air-conditioning and is also the perfect party venue. “We’ve had some wonderful parties in this home, thanks to the conservatory. We built a bar to the side of the room with a wine cellar just off, that kept all the drinks cool during the summer,” said Pat.
“People could then spill into the hallway and into the other rooms and, of course, all our south facing rooms have access to the gardens.”
Into the garden and it is possible to see two equally wonderful sights. One – a thatched summerhouse – looks back at the majestic house, the other is a rather more intriguing facet – Rudolf the stag.
“My grandchildren named him Rudolf,” said Pat, gesturing towards a mighty stone-built stag in the centre of the lawn. Central focuses are, it seems, an important aspect of Charlesworth and in many ways, they are part of its unique, bespoke charm.
“He’s a wonderful beast and we just loved the sight of him. He looks over the garden and lights up in an evening.”
Rudolf sits within one-and-a half acres of grassland that also overlooks nearby Hull Golf Course – one of the oldest and best established courses in the region. It is also one of the most exclusive.

Elsewhere, you can follow the stone footpath around the perimeter of the lawn to arrive at the summerhouse, with an archway to the left, while flower beds add a blaze of colour in the summer.
A gardener appears to be a necessity and a separate “gardener’s toilet” has been added to the side of the house – proving Pat really did think of everything when she put the house together. There’s also a large patio area.
Back inside and a second living room and spacious dining room with chandelier finish off the downstairs area along with the most impressive living space on the ground floor – the kitchen.
The “heart of the home”, according to Pat, it provides cooking and eating room a-plenty. Black granite work surfaces contrast with white-painted units for a thoroughly modern look, while a central coffee table provides ample space for relaxing and reading.
The kitchen comes fully-fitted with an Aga, attached electric cooker and a spacious utility room with washing machine and dryer; this leads into a double garage.
Upstairs, and there are a collection of bedrooms, each with its own unique charm. The master bedroom holds a king-size bed, a wall-mounted plasma screen TV and walk-in wardrobe, while an en-suite completes a room that overlooks the front driveway.
The en-suite has a bath, separate shower, WC and washbasin and furniture that is hand-made and bespoke, like much of that throughout the house. Everything down to the little touches in the coving and the exquisitely-designed finials was made to Pat and her former husband’s own request.
There are three more en-suite bedrooms on the first floor, with a fourth converted in later years into a gym. “It was the only bedroom without an en-suite bathroom so we decided to use it in a different way,” says Pat. “There’s room for a treadmill, rowing machine and cycling machine, while there is also ample storage space.”
All the four bedrooms have their own unique touches and one even has a converted toy cupboard, used extensively when Pat’s grandchildren came to visit.
And, for the boys, there is something extra special on the secret third floor – a games room.
Up a small flight of stairs from outside the fourth bedroom, it contains lights built into the ceiling and, once inside, a pool table and further gym equipment. The perfect hobby room for the men of the house, it is also a room in which to hide away.
“The men used to come up here to get away from it all,” said Pat. “I would have my girlfriends in the second lounge overlooking the garden but, once we put the pool table up here, it’s where the boys – and the grandchildren – would go.”
When Pat leaves the home she will leave behind a lot of happy memories and a labour of love into which she put her heart and soul.
“I was very happy here and I’m sure anyone that moves in will be as well,” she said. “I remember having some wonderful family Christmases in the dining room, with family members spilling out into the hallway and the Christmas tree in the corner.
“It’s idyllic and I’m going to miss the home. I hope the next owner will be as happy as I was.”
