You could walk past Beulah House and not notice it, for its best side, with classical Victorian facade and stunning entrance, is hidden from view. But with its walled gardens and detached coach house, this Cottingham property is well worth seeking out.

Built in 1896, it has been home to various doctors, surgeons, businessmen and company directors over the century-and-a-bit since then.

It hasn’t been extended over the years, so the whole house is Victorian, although the current owners recently converted a derelict rear lobby into a sunny plant room. They’ve also transformed the very overgrown gardens.

There are plenty of original features, including doors, working window shutters, deep skirtings and a three-room cellar. There are even three original Victorian lanterns in the grounds – much prettier than 21st century street lighting.

A gateway gives access to the parking area around the property, which is set at an angle to New Village Road.

Steps lead up to the front entrance, which has double opening doors with an ornate stained glass fanlight over.

The sitting room is similar in size and also has a decorative ceiling and sash windows with shutters. It also has an exposed feature brick fireplace.

At almost 20ft long, the double-aspect dining room is big enough to seat 10 people in comfort. It also has exposed ceiling beams and a feature brick fireplace.

The breakfast kitchen has a range of white wall and base units, together, with a Belfast sink, a Rangemaster oven, two fridges, a dishwasher, shelving and a wine rack; the tiling is black and white.

The master suite is L-shaped and has a part-tiled en-suite bathroom with a spa bath, WC and washbasin.

A concealed staircase leads to the second floor, formerly the servants’ quarters; this now offers two additional bedrooms.

Outside, a gravelled driveway provides plenty of parking space, with high double gates opening in to additional space in front of the coach house. Completely detached, it has a ground floor divided into two rooms, with a staircase leading to the first floor. Currently used as a workshop/workroom, this has had planning permission in the past for conversion to residential accommodation (now lapsed).

The garden is completely enclosed and private, with a high Victorian wall down one side and high hedges to the others.

There’s also an extensive lawned area with plenty of mature trees, including a long-established, very tall poplar. There’s also a well-established palm tree and a central conifer island where a magnolia tree is also planted. Soft fruits grow next to a rose bed, with peach, pear and fig trees against the wall. On the other side of the garden are apple and plum trees.

Beulah House has plenty of space, inside and out, but it is manageable space rather than rambling and needy.
