"People cannot afford mortgages and jobs are not permanent – people never know how long their contracts are going to last."

Kirstie Wallace-Hart, office manager at Chris Clubley in Brough, said rented properties are being let "very quickly."

"We are finding that two, three and four-bedroom properties are flying out – we have let seven properties this month already," she said.

She said there are those who are "new to the market", who are looking to let out properties as an investment.

"Some people have not been able to sell so they are letting for investment purposes," she said.

"With pensions being expensive, they are letting out for an income later in life."

Melissa Rason, managing director of Riverside Property, said there was high levels of interest across the city.

The company, which specialises in apartments and houses for sale and to let in and around Hull's Victoria Dock, City Centre, Hull Marina and surrounding areas, is involved in a lot of corporate lets.

"People are prepared to pay for good quality accommodation," she said.

"The highest rent we achieved on a two-bed was £1,200 in the city centre – you can achieve good rents if you have quality, furnished accommodation."
