Upmarket homes in Gallows Lane will help pay for East Riding College campus

EAST Riding College has unveiled upmarket housing plans for its Beverley site, which will be sold off to help fund a delayed new campus.

The college is planning to sell off its Gallows Lane site, on the edge of Beverley Westwood, for luxury housing development.

Plans for 36 homes, likely to be priced at £500,000-plus, are to be submitted for the site, which would be one of the most sought-after residential addresses in the town.

Selling off the nine-acre site would help pay for a state-of-the-art new campus to be built at the Flemingate regeneration site, near Beverley Minster.

It had been hoped to open a new campus by September next year but this now looks set to be put back by a year.

The college's vice-principal John Doris said: "The planning process for the Flemingate development took longer than we had hoped and, as it's clearly desirable for the college to relocate during the summer holidays before a new academic year, we are now looking at opening to students in September 2014.

"This fits in broadly with the rest of the build programme for the Flemingate development."

The college is working with Peter Ward Homes on new housing plans for the Gallows Lane site.

Previous housing proposals for the site, unveiled in 2007, stalled after the collapse of Hull-based Wright Homes, which was working with Peter Ward Homes on a joint £17m scheme.

Mr Doris the sale of the college site is vital in order to fund a new campus at Flemingate.

Details of the housing plans, which would see the demolition of the college buildings, are being unveiled to groups in the town this week.

Mr Doris said: "We are making improvements to the junction of Gallows Lane and Molescroft Road and the number of vehicle and pedestrian journeys along Gallows Lane will be greatly reduced at peak times.

"The vast majority of trees will be retained and a public open space surrounded by trees is situated at the south-west corner of the site, occupying a large section of the boundary.

"We cannot divulge details of the potential value of the site but clearly it is an essential part of the package to relocate to Flemingate."

Peter Ward said: "Our plan for Gallows Lane remains unchanged from our initial announcement, that is that Peter Ward Homes intends to develop the college site for high quality private housing, homes that are likely to have a price tag of more than £500,000. Once the college has vacated its present accommodation, the location will become the prime development site in Beverley and the quality and style of our new homes will reflect that fact.

"Looking at the college's timescale for its own relocation to Flemingate, it is unlikely that we will be able to make any formal announcements as to our own schedule or exact pricing of the properties for some time yet but we have already had several expressions of interest from potential buyers."
