Villagers take on retail giant Tesco over plans for new store in Welton
OBJECTORS are gearing themselves up for a David versus Goliath battle over plans for a new Tesco store in Welton.
As the Mail reported earlier this year, the retail giant wants to build a new store on a site currently occupied by horticulture firm Humber Growers next to the A63.

Tesco has submitted a full planning application seeking approval for the scheme.
The company's case is being backed by evidence collated by no fewer than five specialist planning consultancies.
But residents near the proposed site in Common Lane are fighting back with their own official objections.
David Collins, of Common Lane, said: "Tesco seems to have employed many consultants to fight its case.
"As local residents, we know we are going up against them, but we are talking about a quiet village lane where they want to put a development comparable in size to the Tesco in Beverley."
Like many of the residents who have already submitted letters of objection, Mr Collins said his main concerns were around potential traffic congestion in the immediate area.
If given the go-ahead, access to the development would be from Common Lane and close to the Brough junction on the A63.
Mr Collins said: "The noise effect consultants working on behalf of Tesco suggest the major cause of noise pollution in the area is the A63.
"While this may be true at certain times, during the early hours this is minimal.
"Many Common Lane residents will testify that the noisiest disturbance is the occasional barking of a fox or the hooting of an owl."
Tesco says the new store would create 350 jobs. It says the development, which would also include two other retail units and 500 parking spaces, would serve the growing population of Brough and other nearby villages.
The store will also be a base for six home delivery vans.
Tesco says a majority of people who filled in surveys during a three-day exhibition of the proposals held in March were in favour of the scheme.

“To all the Elloughton/Brough people in favour of this Tesco then let it be built in Elloughton or Brough,ideally alongside your houses.Shame that you cannot afford to live down Common Lane then you would appreciate the hassle this development will bring.”

“It is absolutely crazy to think of making the Tesco store's access through Common Lane. Why can't Tesco build on the Melton industrial estate where there is plenty of land, with easy access to the new road bridge over the A63? Alternatively, why can't they build a road, which leads traffic towards the industrial estate and out to the A63? The East Riding Council's political leaders are so obsessed with wanting to take the credit for supposedly bringing jobs to the area, they will no doubt try and push it through despite, what I see, strong objections to the plan. Surely planners artthe East riding must realise the congestion that will be caused on the slip road from the A63 to Brough. I say this application ought to be thrown out as impratical, and another more convenient site found instead.”

“I was initially in favour of a Tesco on Common Lane...until I actually found out something about Tesco's plans.
For anyone who is in favour of Tesco's at this site, please read Tesco's own transport assessment which says that, even with the adjustments Tesco are proposing, the junctions in and around the site, including the main set of traffic lights when you are coming into Brough, will be, to use the words in the report "over capacity". In other words it'll be a log jam.
If this Tesco gets the go ahead it'll knacker not just common lane but Welton village, Brough and Elloughton as well.”

“For those who believe the Tesco's should be built...please read Tesco's own transport survey which says that even with Tesco's proposed road modifications at peak times the roads in this area (including at the main traffic lights in and out of Brough) will be, to use the phrase in the report 'over capacity'. In other words, it will be log jam. I was initially in favour of a new Tesco's but when I learned more about the idea it has so many flaws it is unbelieveable. It is going to knacker not just those living near it but Brough and Ellougton as well.”

“a local tesco would be very convenient - but then so would a £20k cash loan - and i'm sure there are plenty of people reading this that regret that convenience. Convenience is laziness.
a TESCO in Welton village will:
reduce house prices in Elloughton, Brough and Welton.
Close down the remaining local shops in brough and elloughton.
Cause traffic chaos - do you really want to spend another 15 minutes waiting to get on or off the A63 at Brough. Hundreds and even thousands of extra cars per hour crossing the already chaotic junction at the welton flyover, together with the need for extra pedestrian crossings at the same junction.
There will be added noise pollution - cars, trucks & fork trucks through the day and night.
I realise that this will be signed off by someone not sliving in the brough or welton area and so wouldn't suffer from the impact - but i really think that the locals in Brough, Welton and Elloughton should realise the impact it will have on them.
There is a superb piece of land only half mile down the road that was purposely built for commercial property, with dood road infrastructure - Also, the 350 employees at the store can stop off for a pint at the otherwise empty sandpiper pub before they head home to Hessle.
Please all, remember that the Tesco will be making massive money from this - someone will be getting a massive bonus (say £50k) for this veing passed. This inevitably leads to decision makers, neutral environmental agencies, and those with any clout, being treated to corporate hospitality, mystery envelopes in layby's, and a con.
Please think of the long term - and not how easy it is to drive 2 minutes to get a chicken pasty.
P.S Morrisons in Brough does not fit the 'Morrisons' business model. The only reason it wasn't sold off when they took over Safeway was because it is a gold mine. If tesco somes - Morrisons will sell to Iceland, and farmfoods. is that what we really want in Brough?
At the very least can we negotiate for Tesco to put something back into the community - sports pitches etc. (were Bovis not supposed to do the same?)
Maybe Tesco will pay for 10,000 affordable/council homes on Swanland playing fields?”
