Welton Rise, on the market at £1,075,000, has been transformed on the inside, making a fine home for 21st century living
Once a very fine vicarage but in more recent times very run down, Welton Rise, located on Kidd Lane in Welton, has been transformed on the inside by an outstanding restoration project.
Although the grand Victorian exterior remains exactly as it was in a painting done 100 years ago, along with many original interior architectural details, once you step inside, you enter what is very much a fine home for 21st century living.
Welton Rise sits close to the centre of the picturesque village in an elevated position, but has considerable privacy. Set in a large, secluded, south-facing plot, it is well-screened by mature trees. The grounds comprise spacious lawns and gardens and are accessed via double electric gates and a long, sweeping driveway.
The house has high-ceilinged, generously-proportioned rooms that provide an elegant lifestyle, with the entrance reception, superb kitchen, extensive master bedroom suite and guest suite being particularly impressive. Altogether the accommodation extends to approximately 4500sq ft, with six bedrooms and five bathrooms.
An entrance porch leads to the entrance vestibule, off which is a cloakroom with contemporary WC and corner basin. A feature of the sitting room is a tall mantel fireplace with marble inset.

The 24ft-long reception hall is very attractive, with an original cast iron fireplace with open hearth and an impressive Victorian staircase with turned balustrade. The hall has solid oak parquet flooring and a window seat.
One of Welton Rise’s most elegant rooms is the drawing room, which is almost 19ft long and has a bay window looking south over the garden. An archway feature adds to the character of the room, which has an original Victorian fireplace with open hearth.
Located next to the drawing room is the dining room, which measures more than 21ft x 17ft. A perfect room for entertaining, it also has a bay window taking full advantage of the south-facing aspect. A period Adam-style fireplace has an inset contemporary style gas fire. The dining room can be accessed direct from the kitchen as well as from the reception hall and there is also a connecting door to the Victorian-style conservatory, so this is a perfect layout for parties.
The kitchen is stunning, with a comprehensive range of stylish white high-gloss contemporary cabinets with contrasting black solid granite worktops. There is a matching central island unit with integrated breakfast bar and twin-bowl double drainer inset sink unit. Appliances include a substantial Smeg range oven, a microwave and dishwasher. An additional stainless steel American-style refrigerator is available but subject to separate negotiation.

The kitchen has travertine flooring and is open plan to the secondary staircase area, off which is a built-in cupboard and an extremely useful large walk-in pantry.
Just off the kitchen, slightly elevated and with open-plan access, is the breakfast room, which also has travertine flooring. The utility room is accessed directly from here. Next to this is an L-shaped lobby with double doors leading to an enclosed decked area, very handy for when the urge for an alfresco breakfast strikes.
The Victorian main staircase leads to a spacious landing, off which the main bedrooms and suites are located.
The master suite has a large bedroom with a south-facing bay window and period fireplace with gunmetal finish. A connecting door leads to a generously-sized dressing room with open hanging robes and off this is the enormous en-suite bathroom which must surely once have been a bedroom. A superb room with an extremely contemporary decor, it has a stylish four-piece Villeroy and Boch suite, comprising a bath set in a ceramic plinth, a walk-in shower with glass screen, double cantilevered wash basins and a WC. There’s a heated towel rail and striking complementary tiling.
The second bedroom is again very spacious and has an en-suite shower room fully tiled in travertine. There is an open shower wet room area, a vessel-style washbasin and a low level WC.
The third and fourth bedrooms are also very spacious and both have their original cast iron period fireplaces.
The family bathroom has a contemporary style white suite comprising a panelled bath, a washbasin and WC and is finished with travertine tiling. There is also a shower room handily located to serve bedrooms three and four. Fully tiled in tumbled marble, it has an open wet shower area, a cantilevered plinth and wash hand basin, a low-level WC and a heated towel rail.
Finally on this floor is the fifth bedroom, which has an original cast-iron fireplace.
A staircase leads to the second floor where the guest suite is located. Here, the bedroom, measuring more than 20ft long x 16ft wide has a walk-in dressing room and an en-suite bathroom fully tiled in travertine. A freestanding contemporary style bath is complemented by twin square wash basins. The bathroom also has a WC and heated towel rail.
Outside, the lawns and gardens lie mainly to the south and are bordered by specimen trees and shrubs. As well as plenty of parking space at the rear of the property, there is a substantial three-car garage with extra height central section, perfect for 4x4s and larger vehicles.
A lovely home which combines period features and the best in Victorian design with contemporary fittings, decor and finishings, Welton Rise is on the market at £1,075,000.
